How Live Mode arrives at a number

Live Mode is the pricing engine with nothing hidden behind it. You give it three things — your property, the homes you genuinely compete with, and what those homes are charging this week — and it returns a recommended rate for every bookable night on your horizon, each one with the reasoning attached.

You name the comps. That is the honest part.

There is no automated discovery of comparable homes here. You choose the homes you already watch — the ones a guest would pick instead of yours — and record their rate and availability for one check-in date each week. That ten minutes is what powers the scarcity signal, and it is the only part that asks anything of you.

Scarcity is the signal that moves first.

When eight of your twelve comparable homes are booked for a Saturday and you are one of four left, that is a supply fact, not a forecast. It shows up in the recommendation as a named multiplier alongside seasonality, day of week, lead time, demand, events and your property’s own advantage — so you can see which factor did the work and disagree with it if you want to.

Your rules beat the model, always.

A floor and ceiling you set are applied after every calculation, not as a suggestion to the model. Dates you have already sold or blocked are skipped entirely. And nothing is ever published for you — Live Mode recommends a rate and shows its arithmetic; changing the price on your listing stays your decision, made in your own dashboard.

Nothing is saved unless you ask.

Live Mode runs in your browser. Your property, your comp set and your check-ins stay on the device you typed them on until you create an account, at which point they sync across your devices and nowhere else. The worked example saves nothing at all.
